Why bigger covers cost less per square foot

Setup, delivery and permit work cost about the same whether the cover is 10×10 or 20×20, so they take a bigger share of a small job. That’s why a 10×10 non-insulated cover works out to $28 per square foot and a 20×20 drops to $14.50. If you’re between two sizes, price both: the larger one often adds less than you’d expect.

Why prices online look so different

Google’s AI summary for San Diego solid patio cover costs gives a range of about $5,500 to $25,000, and San Diego contractor pages we reviewed in October 2026 quote ranges from about $5,500 to $45,000. Those ranges mix together very different jobs: larger covers, premium insulated panels, lights and fans, new footings and permits.
Line up these 5 things in every quote
  1. The size of the roof, in feet
  2. The roof type: non-insulated, or insulated and how thick
  3. How it mounts: wall, fascia, roof-mount or freestanding
  4. What’s included: footings, gutters, lights, fans, removal of the old cover
  5. Whether the permit fee is included or listed separately
03

Non-insulated vs insulated: what the upgrade costs

On our price list, an insulated roof costs about 33% to 38% more than a non-insulated roof of the same size. That’s $1,000 more on a 10×10, $1,560 more on a 12×20 and $2,200 more on a 20×20.

Is insulated worth it in San Diego?

It depends on where you live and which way the patio faces. Near the coast, where summer afternoons stay mild, a non-insulated roof often gives all the shade you need for less. In hotter inland cities such as El Cajon, Santee, Escondido and Poway, or on a west-facing patio, the insulated roof is usually worth the extra cost because it keeps far more heat off you and quiets the rain. See insulated patio covers and non-insulated patio covers.
04

What's included, and what costs extra

Included in our listed prices

  • Duralum Weatherwood® aluminum frame and roof, with a factory-baked finish
  • Engineering for wind codes up to 130 mph and seismic Design Category D
  • Installation by our crew, usually 2 to 6 days on site
  • The Duralum lifetime finish warranty (transferable), 20 years on insulated panels, plus our workmanship warranty

Priced separately

  • Permit fee, when your city requires one. Your city or the County sets it, and we list it on its own line.
  • Freestanding frame: about 40% more than an attached non-insulated cover of the same size.
  • Thicker insulated panels: 4¼ or 6 inches instead of the standard 3 inches.
  • Lights, ceiling fans and outlets: our crew does the wiring; you buy the fan.
  • Removing an old cover, including haul-away.
  • New footings or concrete if there’s no slab to build on.
05

Do you need to budget for a permit?

Sometimes. In the City of San Diego, a patio cover of up to 300 square feet on a single-family home or duplex may be exempt from a building permit, whether it’s attached or freestanding, as long as it’s 12 feet tall or less and stays out of setbacks. The Coastal Zone, Planned Development sites, historic properties and environmentally sensitive land always need a permit, and new wiring needs its own electrical permit.

A common mix-up

Some online summaries say the exemption only covers attached patio covers. The City’s Information Bulletin 206 defines a patio cover as attached or detached. Other cities and the County set their own rules and fees, so the permit cost depends on your address. See our guide: Do you need a permit for a patio cover in San Diego?
06

Kit or installed: what's the real difference?

Aluminum patio cover kits sold online and at home centers showed prices from about $850 to $4,450 for common sizes in Google Shopping results for San Diego on November 1, 2026. A kit is the parts. You still handle the footings, any engineering and permit, the install and the old cover’s removal. An installed cover from us starts at $2,800 for a 10×10 and includes the engineering, the install and our workmanship warranty.

How to lower the price without cutting corners

  • Choose an attached cover if you can; one side rides on the house, so it costs less than freestanding.
  • Pick non-insulated near the coast if heat isn’t the problem.
  • Build over an existing slab to skip new concrete.
  • Plan lights and fans now. Wiring is easiest while the cover is being built.
  • Size it to how you’ll use it. A 12×20 fits a dining table and a small seating area; you may not need 20×20.
  • Ask about financing. We offer it through Lyons Financial.

Mistakes that make patio cover quotes hard to compare

01

Comparing a 10x12 quote with a 12x20 quote

Square footage changes everything.
Fix Compare price per square foot, or ask every contractor to quote the same size.
02

Not asking which insulated panel is quoted

A 3-inch and a 6-inch panel are both “insulated.”
Fix Get the thickness in writing.
03

Missing the permit line

A low quote can leave the permit out.
Fix Ask whether the permit fee is included, listed separately or left out.
04

Paying a big deposit

In California, the down payment on a home improvement contract can’t be more than $1,000 or 10% of the contract price, whichever is less (CSLB).
Fix Never pay more up front than the law allows.

Frequently asked questions

A 20×20 solid aluminum patio cover costs $5,800 with a non-insulated roof or $8,000 with an insulated roof from Quality First Patios, attached and installed over an existing slab.

A 10×20 cover is 200 square feet. With an insulated roof it costs $5,400 installed from Quality First Patios; a non-insulated 10×20 is priced at your estimate.

For a solid aluminum cover in San Diego, expect about $14.50 to $28 per square foot non-insulated and $20 to $38 per square foot insulated from us, with bigger covers at the low end. Lights, fans, freestanding frames and permits add to that.

It can make a backyard more usable, but we haven’t found reliable San Diego data on how much value a patio cover adds, so we don’t promise a return. If resale matters, a permitted cover with its paperwork in order is easier to show buyers.

For a hot inland patio or a west-facing one, usually yes: it blocks far more heat and quiets the rain for about 33% to 38% more on our price list. Near the coast, a non-insulated roof is often enough.

A 12×20 solid aluminum patio cover costs $4,440 non-insulated or $6,000 insulated from Quality First Patios, attached and installed.

Yes, through Lyons Financial. Ask about it at your estimate.
